Hannah Downs isn't just a realtor with Sibcy Cline. She's also a Cincinnati guru.
She keeps up on the housing market, design trends, and also fun things to do across the city with her award-winning blog, "All Things Cincy."
"I also have very active social media accounts where I give behind-the-scenes of new listings in the Tri-State, new decor trends and expert tips, but I also highlight events, neighborhoods and helpful resources that help you learn about and enjoy the city even more," she says.
As for real estate, it's no secret the housing market has been crazy for the last couple of years, but Downs says the shift in the market is actually a good thing.
"Overall, it's really becoming a healthier housing market," she says.
Wondering whether it’s still a good time to buy or sell a home? Downs says the answer is yes. “A lot of homebuyers were scared and they’ve stopped their search because they were waiting for the market to crash or prices to go down, but they will likely continue to rise. As for sellers, we’re still seeing multiple offers on homes when they’re priced correctly.”
Downs says that interest rates are what’s helping to make the market a bit healthier, but rising interest rates may deter some buyers from jumping in. However, she adds, the rising interest rates are why it’s a good idea to reach out to a local lender and talk numbers with them. "Some lenders have programs to help you lock your rate now before they continue to rise," she explains. "So you want to work with someone who can provide you with all the best options available to you along the way."
Even if you aren’t thinking of buying or selling, Downs says it’s always a good idea to have an agent you’re in contact with and who you can reach out to as a resource. “You want someone who is an expert in the market and the location you’re located in or where you’re looking,” she says. “You want them to be involved in the community. Whether you’re looking to buy or sell right now, it’s important to reach out and have that resource in your back pocket.”
She says that agents can serve as a valuable resource if you’re thinking of doing an upgrade to your existing home, and can often connect you with trusted contractors or even keep you informed on the value of your home.
