Nichole Nichols is a familiar local pro when it comes to house flipping, and her latest “Cozy Corner Cottage” in Pleasant Ridge is just another beauty to add to her company, Revival Designs’, repertoire. In just four months, and under Covid-19 quarantine, the veteran house flipper worked alongside a team of general contractors to update almost every aspect of the home. Some of the rehab of the 2-bed, 2-bath, 101-year-old ranch included relocating the front door, adding a bathroom, and creating a more open-concept floorplan. It’s located at 5723 Ridge Avenue (45213), and is currently on the market through Sibcy Cline for $242,000. / Image courtesy of Nicole Nichols // Published: 6.2.20

She covered over the non-working, non-original fireplace that was in desperate condition with a bold accent wall made from simple 1x2s and a neutral paint to give the large wall a focal point. By moving the front door to the other side of the room and adding a feature wall where the fireplace was, she opened the flow of the room and made it feel much bigger. / Image courtesy of Nicole Nichols // Published: 6.2.20

For the dramatic kitchen remodel, Nicole chose a counter-to-ceiling backsplash, unique brass pendants, and a minimalist and unexpected white range hood. "I designed the kitchen to feel very open and airy with no upper wall cabinets at all, yet for the size of the home there is still a ton of storage thanks to an entire wall of pantries," she says. / Image courtesy of Nicole Nichols // Published: 6.2.20

Although she initially wanted to keep the original hardwood floors, they unfortunately didn't have another layer of sanding left in them, so they installed all-new luxury vinyl plank flooring throughout the first floor instead. / Image courtesy of Nicole Nichols // Published: 6.2.20

Although Nicole typically stages all of her flips alone, this time around she collaborated with two other local female entrepreneurs. She partnered with Lindsey Riemenschneider, founder of C&B Home Staging out of Columbus and Yuliya Bui, owner of Gia and the Blooms, to help stage the house for selling. / Image courtesy of Nicole Nichols // Published: 6.2.20

Nicole also added simple pops of color via the bathroom vanities and incorporated unique floor tiles for the bathrooms. "Tile is one of my favorite design elements,” Nicole says. “Because the floors were bold, I did simple white subway tile with white grout in the showers. I wanted the floors and vanities to stand out, not the shower walls." / Image courtesy of Nicole Nichols // Published: 6.2.20

Revival Designs brought the deck up to code with actual railings then brought it all together with a solid stain since there was a mix of old, painted, and new wood materials. They also removed a shoddy deck roof and added a modern privacy wall so the deck felt more private, even though it was so close to the neighbor's yard. / Image courtesy of Nicole Nichols // Published: 6.2.20
