Rachel Tanner moved from England to pursue a corporate job offer in America. After reestablishing her life in the States, the company laid her off. She decided she needed a new career path going forward. That's when she and her husband got into the business of flipping houses. Their company, Avongail Properties, purchased an early-20th Century home in Ludlow in January of 2019 and began the process of restoring it. / Image: Phil Armstrong, Cincinnati Refined // Published: 9.29.19
In the kitchen, they exposed the brick to give the room a more interesting texture. Previously, the layout of the kitchen had been divided and included a half-bathroom beneath a raised window. They removed walls to open it up and relocated the half-bathroom to give the kitchen more space. Without shrinking the windows or removing anything original to the home, they built a kitchen that subsequently became the heart of the first floor. / Image: Phil Armstrong, Cincinnati Refined // Published: 9.29.19
The fireplace in the front living room is new, but its location wasn’t changed. A gigantic picture window with original trim is perfectly framed on the opposite wall by the French doors that lead into the kitchen. All the dark wood floors are original to the home and were restored. / Image: Phil Armstrong, Cincinnati Refined // Published: 9.29.19

The 1913 clawfoot tub in the bathroom on the second floor is original to the house. It was cleaned and freshly enameled for use in the upstairs spa room. / Image: Phil Armstrong, Cincinnati Refined // Published: 9.29.19
The house isn’t for sale, but it serves as an example of the amazing job Rachel and her husband did to reinvigorate a small piece of Ludlow’s historic charm without erasing it entirely. Avongail Properties will be taking on more projects like this one in the future. / Image: Phil Armstrong, Cincinnati Refined // Published: 9.29.19

Not everything original was kept. The whole house was re-wired to replace the old knob and tube system, making the home safer and more modern. / Image: Phil Armstrong, Cincinnati Refined // Published: 9.29.19
