We feature a lot of high-profile, unique homes on Cincinnati Refined. And why not? They're a fun and exciting fantasy.
But if they're the fantasy of the home buying world, homes like 3143 Willis Avenue in Mount Lookout are the reality.
3143 Willis is the sort of home people can actually afford. Buckingham Palace it is not. But then, everyone likes to dream!
And here's the thing: 3143 Willis is fun and exciting, too; it's just a different kind of excitement. Like, the kind that makes you feel a bit better about what's in your savings account.
This turn-of-the-century, 2,100 sq. ft. single-family home has been completely renovated and includes three beds and one-and-a-half baths.
It also has hardwood floors, an open floor plan, high-efficiency HVAC, a beautiful kitchen with granite counters and stainless-steel appliances, a large deck and covered patio, and an abundance of closet space.
There's plenty more to appreciate in this home: high ceilings, thick molding and woodwork, panel doors, hardwood floors then there's the location.
3146 Willis Ave is in a highly walkable, bike-friendly area. But that's pretty abstract, right? Let's make it a bit more concrete. It's one mile from Ault Park and Hyde Park Square, and a quarter mile from Mount Lookout Square and all that it offers. (Zips, anyone?)
THE MID-TIER MARKET IS A'BOOMIN'
"You've got to have an agent who can move quickly!" says J. Webb, Buyer Specialist for the Finn Team, Coldwell Banker West Shell. "Homes in this price range, between $250,000 and $450,000, are in high demand right now."
Webb adds, with such high demand and low inventory, it's important for buyers to tour homes as early as possible. Often Webb can get buyers through homes before they hit the Multiple Listing Service (MLS).
As for sellers, Rick Finn, Listing Specialist for the Finn Team, says the demand for this tier of homes creates a competitive atmosphere, where multiple buyers are interested at the same time. "That allows the owner to sell for top dollar if marketed properly," says Finn.
